Research services

Your criteria.
A considered research brief.

We turn a defined acquisition question into an organised body of evidence. The scope follows the decision your team needs to make.

Who we work with

For teams with a specific search.

Buyers and investors looking beyond a standard list of properties.

The work is most useful when you can define a target geography, asset type and the conditions a candidate must satisfy. Initial briefs focus on industrial outdoor storage and small-bay property with yard space. Other property research is assessed against source availability and the question involved.

We can support an acquisitions team extending market coverage, an investor testing a narrow thesis, or an adviser who needs a structured evidence base for a client brief.

01

Discovery & screening

A focused property universe

Develop a repeatable screen from an agreed geography and criteria. Connect parcels across source systems and record both candidates and exclusions.

Typical deliverables

  • A structured property table with parcel identifiers and source references.
  • Field definitions, screening rules and the date each source was checked.
  • A record of exclusions, unresolved matches and coverage gaps.
  • A concise summary of what warrants closer investigation.

A research candidate is not evidence that a property is for sale or that an owner is willing to transact.

02

Property-level investigation

Closer examination of a site

Bring the available records for an individual parcel or assembled site into one coherent research note. Resolve differences where the sources allow, and identify the checks that remain.

Typical deliverables

  • A source-linked property profile and parcel-to-site reconciliation.
  • Recorded ownership and entity references, with identity limitations.
  • Zoning, flood-map and access observations within the agreed scope.
  • A list of questions for the planning authority, surveyor, title professional or environmental consultant.

This is desktop research. Surveys, legal title opinions, appraisals and environmental assessments require the relevant professionals.

03

Data preparation & analysis

A dataset your team can use

Structure fragmented public information into a usable research asset. Agree the fields, definitions, matching rules and quality checks before collecting at scale.

Typical deliverables

  • An agreed spreadsheet or CSV, with a data dictionary.
  • Source URLs, retrieval dates and documented transformation rules.
  • Duplicate, missing-value and contradictory-record flags.
  • A handover explaining coverage, limitations and appropriate use.

Update frequency and ongoing monitoring are separate scope decisions. A delivery reflects the sources available at the stated research date.

Illustrative deliverable

Three apparent matches.
Three different next steps.

A shortlist becomes useful when it explains which properties merit follow-up, what could rule them out and what still needs checking.

Fictional example. The brief, candidates, figures, findings and actions below are invented. They illustrate the proposed service and do not describe real properties or completed client work.

02 / Candidate comparison · Selected findings from a fictional screen
CandidateApparent fitCloser examinationNext step
Candidate AA 2.6-acre industrial parcel appears to offer ample outside space. The illustrative desktop estimate leaves 0.8 acres of potential yard after buildings and mapped constraints.Deprioritise. Below the 1.0-acre brief on this estimate. Revisit if verified measurements change it.
Candidate BA 3.1-acre parcel with an estimated 1.3 acres of potential yard.An industrial classification appears in the record; permission for the proposed storage use is unconfirmed.Hold for planning confirmation. Clarify the intended operation with the governing authority before progressing.
Candidate CA 3.4-acre parcel with an estimated 1.5 acres of potential yard.Recorded owner names differ across documents. The intended outreach contact remains unverified.Resolve ownership before outreach. Reconcile the discrepancy before selecting whom to contact.

All yard areas are fictional estimates, not measurements or confirmation of operational usability. The 1.0-acre threshold belongs to this example brief.

03 / The decision note

Put the next round of work
where it can change the shortlist.

Deprioritise A on the stated area estimate. Seek a use-permission answer for B. Clarify C’s recorded ownership before outreach.

None is confirmed suitable for acquisition. Area and use checks remain open for C, and each candidate would need the relevant site, planning and ownership verification before a decision.

Your handover

A comparison your team can act on.

  • A spreadsheet of candidates and exclusions against the agreed brief.
  • Source references, check dates and clear field definitions.
  • A concise decision note explaining the evidence, limits and next checks.

The scope and depth of each delivery are agreed before the work starts.

Discuss a brief like this

Before a full commission

Establish feasibility first.

  1. Criteria conversation

Define the acquisition question, geography, thresholds and how the work would support your team.

  2. A bounded scope

Assess sources and agree a focused sample or paid scoping phase where appropriate. Fees, delivery dates and acceptance criteria are set in writing.

  3. Review before expansion

Check whether the sample answers the question. Expand only with a clear specification and an agreed commercial scope.

We do not publish a standard project price because source availability and verification depth vary materially between briefs.
